Who Qualifies for Moderately Priced Housing?

Moderately priced (or affordable) housing is for-sale or rental housing that can be reasonably accessed by individuals and families whose incomes range from 60% to 80% of the Area Median Income (AMI). AMI is measured by city and by county.

The HECA affordability chart, based on HUD established Median Family Incomes, shows the approximate range of qualifying incomes and housing price points in the 12-county region served by the Housing Enterprise of Central Alabama and its non-profit affiliate, the Housing Fund of Central Alabama.

We encourage developers to contact HECA or its loan underwriter, Birmingham-based Censeo Inc., for specific project information and other inquiries.
